Wayland Median Home Sale Price Climbs 20%!

Good news for people who sold their houses in 2014. Year-to-date the median sale price for a single-family house of $600,000 is up 20% over last year for the same period. Here's what else is going on in the Wayland residential market:

There are 30 single-family homes for sale in Wayland, last year there were 34 at this time. 8 of the 30 have accepted offers and are waiting for contingencies to clear, so the actual number of homes for sale is actually 22. List prices in Wayland range from $325,000 to $9,300,000. See homes for sale.

The current median list price of $1,220,000 in Wayland; higher than it was last year when it was $1,074,900. The price range with the most choices is one million dollars to 1.499 million. There are 10 luxury properties for sale in this price-range in Wayland and the average time on the market is 123 days.

Pending Sales: There are currently 12 single-family houses with sales pending. The median list price for these properties is $624,000. Sale prices will be available upon closing which generally takes 30 to 90 days from the pending date.

Sold: Year-to-date there have been 17 closed sales of single-family properties only one less than last year. However, the good news for people who sold is that the median sale price of $600,000 was 20% higher than last year for the same period. The average sale price was also higher; $697,129 this year; $633,754 last year.

Condominiums (townhouses and garden-apartment style): Condominiums are often a good option for first-time buyers or people who no longer need their single-family homes and are looking for an easier lifestyle. Currently, there are 18 units for sale in Wayland compared with 22 last year at this time. Prices range from $340,000 to $1,199,000. Most of the condominiums for sale in Wayland are age restricted for active adults/seniors.
